You’ve just had your offer accepted on a home and are now under contract! You’ve now entered one of the most important phases in the home buying process – the inspection period.

As a buyer you have a specified amount of time (typically 10 days) to perform any and all investigations and inspections of your new home, and the most important one is the Home Inspection. 

When you hire a professional home inspector, they will conduct a thorough review of the home’s most important components. These include:

  • Structure of the home including the foundation
  • Plumbing & electric systems
  • Interior, including windows, doors, floors, ceilings & walls
  • HVAC system, including the air conditioner, furnace & related equipment

The home inspection gives buyers the chance to thoroughly investigate the home they’re going to be purchasing. A qualified inspector will always find some issues with every home. The important thing is that the home has no glaring safety issues.

Final Thoughts

During the home buying frenzy of the past year, many buyers made the choice to waive home inspections in order to get their offer accepted. Some of those buyers are now finding that issues have cropped up that could have been discovered by a home inspection and corrected by the sellers, but are now the responsibility of the buyer. Having a home inspection can avoid a similar situation and is highly recommended when buying a home.
